Comparison of two procurement and contracts

In these Part both the details of the contract will be discussed in details and among both which is best will also be discussed.
Generally the JCT contracts are made in between the employees and the contractor’s directly face to face but in case of the NEC is a writing contract where the details of the contract are written in simple English word. All the process is done by following the legal steps. The NEC is known as the New Engineering contractor and it is a new type of contract, which is implemented in the constructional site. The JCT is known as the Joint Contracts Tribunal. NEC is the type of contracts that are actually focusing on the Collaboration approaches as well as the proactive approaches and in opposite the JCT is actually focusing on the traditional types contracts as well as the liabilities and the risk of the contracts and help the user to complete the contract safely. In case of the JCT the contract administrator are engaged in dealing with the contract but in case of the NEC project manager is actually dealing with the contractor. In case of the JCT the master program is made at the beginning only and the program is also rechecked and if there are any gap or drawback that are overcome at the beginning only. The JCT contracts are used in maximum case because these is a set of a “off-the-shelf contracts” which is available by any person who wants to enter into the construction of the building project with another parties that is the main advantages of these contract where the NEC contracts are the legal type agreement that are available in between two parties and cannot be changed once it is made these are the main disadvantages of these contract (Kabirifar and Mojtahedi, 2019). Actually these JCT contracts are allowing the provide different types of design separately for the contractors and the employers. But at the same time the NEC contracting agreements allow the part and part or contract design, employer design simply by expressing the information of the work which is important by the contractor to carry out with the work.
NEC contracts are actually used in the part where the agreements are done with the suppliers and the single point of the contracts most of the time but the JCT Contracts are done by client, owner, principle etc. It is a two party and signal party contracts as well. The money is not fully paid in these cases. This is the reason if the party discovers that the contracts are not working nicely then they can change that in between these are the main advantages of these. The other advantages of these JCT Contracts over NEC contracting agreements are- it is a standard types of Building Contract. JCT Contracts can be stated as the Intermediate contract of building construction. These contracts are also available in case of performing any minor types of work and as well as that major types of construction work whereas the NEC contracting agreements are used only for the minor construction cases. In case of building the management building and designing that these JCT contracts are used the most. Nowadays the NEC contracting agreements are used by the startup or local small companies. All the big and well known companies are using the JCT Contracts for designing the project.
But there are some disadvantages of the JCT which are- these contract policies are difficult to understand and along with that it is actually used most for designing some big projects (Morledge, et al. 2018). These big projects can include office blocks, sports stadia and shopping centers. That can be both private and public sectors. Though these are having some of the disadvantages but still this JCT Contract is the best. There are more types of contracts without these the user needs to know that for future use. They are-
ICE contract. The use rate of these contracts is nearly 1.2 percent and the value of these contracts is 2.1 percent. NCE contract is another important type of contract just like the JCT and these are having the usage rate nearly 7.7 percent and having the value rate of 14. GC contract and ACA contract is having the usage rate of nearly 6.1 and 2.2 percent and the value rate of both are- 2.9 and 5.5 percent. Other types of contracts are also there which are having the usage rate of nearly 2.5 percent and having a rating rate of 1.8 percent.

The technology that is used in the contract is also needed to be modern and latest.
