Assignment Sample on BUIL1059 Managing within Sustainable Built Environments

Introduction

The following assignment is based on an assessment of a multi-family apartment which is named Westcliffe apartment. This apartment is situated in London which is currently looking for UK policies and practices. The aim of the study is to provide such kind of strategy that improves the image of the building and meet passive house standards. Apart from this, various aspects are being considered in this study to highlight whether the building meets the minimum building regulations requirements or not.

Estimation and identification of benefits and drawbacks of various measures

Cost budget analysis and estimation are required to measure the future benefits of Westcliffe apartment. Building regulation complaints sometimes describe the cost-effectiveness of the London-based apartment. The financial mechanisms are available to describe the cost-effectiveness of the high-performance measures. Building regulation policy sometimes provides numerous potential data of the specific research. Cost estimation is required to develop multinational housing and meet the overall expectations of the clients. The building regulation requirements are fulfilled by the high-level insulation which can easily protect the building by the fenestration pattern. Cost reduction is the systematic process of the individual construction industry and it sometimes reduces the unusual expenses of the Westcliffe apartment. The project architects are encouraged to build up the building with a sustainable quality (Nair et al. 2020). High-Performance Double Glazing is the thermal component that can easily transmit a large amount of heat.

Cost-benefit analysis is the systematic process and it also describes the multiple outcomes of the London-based apartment. Airtight Insulator sometimes provides better protection against damages and it can easily remove the energy cost. Fabric insulators of the building are sometimes used to describe the current outlines of the business. Sometimes corporate or social responsibilities play a great role in delivering sustainable project work. Redevelopment charges are sometimes described by the budget plan of the apartment. As cited by Buckinx et al. (2018), a sustainable solution can improve the life cycle performance of numerous projects. There are several benefits of the drawback measurement such as it always focuses on the decision making process, describing the hidden cost, focussing on the unpredictable variables and focusing on the data driven plan.

Cost benefit analysis sometimes makes easier decisions and it always improves the project quality for a long term basis. To measure the unpredictable situation cost effective analysis is the best way (Lipu et al. 2018). Rational decision making processes sometimes improve the sustainable quality of the work and drawback implementation strategy can easily develop the rational decision making process. Sometimes government incentives enhance the financial position of the London-based apartment and also improve the commercial decision making process (Feng and Feng, 2018). Identifying the beneficial stages of the project requires too much knowledge and experience which can easily measure the budget plan by the cost-benefit analysis.

Sometimes potential solutions are continuously improving the decision making process of the executives of Westcliffe apartment. Sometimes technical interventions are required to involve sustainable solutions. Socially responsible policies play a significant role to fulfil key requirements of the business. Technical invention models sometimes measure the life cycle performance of the commercial world (Zhou et al. 20118). Individual supervisors are encouraged by the project architecture and improving the project deliverable quality. Sometimes the basic requirements of the clients are systematically fulfilled by the performance level. The running and maintenance cost of the building is described by the cost benefit analysis. Sometimes reliable and valid estimates are easily measured by the project benefits.

There are different types of building apartments available in the UK each having separate benefits and features.  Besides, there are some standards and measures apartments given in the case study. As opined by Portnov et al. (2018), each standard of the apartment has certain benefits and features.  The first measure of apartments is “Building Regulation Compliant Only” which has no extra cost and also savings to building construction organisations. On the other hand, this is a case-based scenario.  Thus measures have no extra benefits as well as demits. Nevertheless. Some building apartment owners are considering these steps to improve the features of buildings and apartments.

Financial mechanisms and incentives for the implementation of sustainability

There are different types of apartments that are developed and redeveloped by construction in order to improve life if building as well as make apartments more sustainable. Nevertheless, there are some side impacts of the redevelopment of apartments on nature as well as human beings. Alekseev, (2019), cost of development is the most important factor while developing buildings and apartments. The stakeholders of apartment construction must consider these below mechanisms for improved sustainability.

Lighting system: it is observed that different building construction implement automatic lighting systems at different floor buildings as well as holes. They have different benefits such as saving energy as well as avoiding misuse of light and energy. Further, it has been observed that in previous residential as well as commercial apartments that manual light system promotes misuse of energy.

Budget of redevelopment of apartment
Measure/Standard Extra/Over Cost
Internal park 50000
HVAC system 25000
Latest lighting system 30000
External Solar Shading 40000
Solar Thermal system 100000
245000

HVAC system: this ac sustainment is an impediment in different commercial apartments basically. Features of this system are maintaining a normal temperature in the whole apartment and control through digital assistance. As opined by Streimikiene and Balezentis (2019), the future, on the other hand, consumes low energy as compared with combined energy for AC for each apartment. Apart from this, “Enhanced Building Fabric” (Insulation) has some benefits and drawbacks that are also called HVAC systems. This system may consist of a budget of 25000. The first feature of this apartment is to improve the saving of stakeholders as well as building manufacturing companies. On the other hand, construction organisations are required to invest more to develop features in apartments. As argued by Pobihun et al. (2021), further these steps of the organisation are affected only for the area. As a result, the apartment has heated 32% as compared with the previous heat. This measure that is mentioned in the case study is “Enhanced Building Fabric” (Ins+Air Tight) is required to invest more in the form of ++. Thus this system has benefited commercial apartments.

Renewal energy: renewable energy refers to the use of solar and other renewable energy to meet the energy requirements of an apartment such as energy for lighting. On the other hand, different commercial apartments are already adopting renewable energy and using that to satisfy a fixed percentage of their daily requirement of electricity. As opined by Kester et al. (2018), the construction organisation may install solar panels on the top floor of buildings to supply electricity to buildings. As a result, this mechanism plays a significant role in improving the sustainability of buildings. There are low risks of fire exist in buildings while the energy supply is maintained by solar panels.

Latest architecture and ensign: any construction industry must consider the latest design for development of new buildings and apartments in new locations. The latest designs are developed to consider the environment and reflection of sunlight that also affect sustainability of buildings and improve heat of any buildings. On the other hand, glazing is an important factor for any apartments as well as buildings in order to let sunlight into floors and apartments.

Carbon offset scheme: The government of the UK must develop a carbon offset scheme such as apartments that have their own park and parking area. That must be important for improved sustainability and reducing carbon emissions from apartments. As opined Blumberga the Park plays a vital role in reducing carbon emission from whole building apartments and observing carbon by tree.

Eco-labelling: eco-labelling refers to the government must allocate certificates and incentives to those apartments which are focused on implementing different eco-friendly steps in buildings and apartments. As a result, the buildings and apartments are focused on solar energy as well as implementing the latest sighting system and solar panels on the top floor. On the other hand, every apartment has its own parking as a result of traffic jams and other traffic-related problems that do not occur on the road.

Recommendation

On analysis of the whole building assessment, it has been noticed that it is quite necessary for this apartment to increase its quality of service through which ultimately requirements of a building can be fulfilled. Thus, this building apartment can go for the external solar shedding which seems beneficial for the apartment. On analysis, not the total cost of shedding it has been noted that it increases the cost of maintenance charges but it is beneficial for the sustainability of the environment (Shahdan et al. 2018). On analysis of the, it’s benefits for the building it has been noticed that through implications of 40% of reduction in cooling load can be possible. Moreover, it also increases the efficiency of management through this as window cleaning reduces overheating and can improve comfort. Through this, it can be said that the building is able to meet passive house standards.

On the other hand, as in the case study, it has been provided that this building has only aimed to meet minimum building regulations requirements thus, MVHR can be suitable. As from the case study it has been noticed that this implementation in the building leads to less cost and more benefits for the company. Apart from this, on analysis, not its benefits it has been noticed that thro6 implications of this system healthy filtered air can be achieved which increase the ability of management to provide better service. Moreover, the implication of this system increases the sustainability of the business as well as the environment. Stakeholders of this apartment who are tenants can be able to get better quality of service through implications of this system in the apartment (Aldersey-Williams et al. 2020). Other than this, as the running costs and maintenance cost is another significant factor for this apartment this system is also preferable as it has less cost.

Thus, this system meets minimum building regulations requirements and client requirements as well. Therefore management of the Westcliffe apartment is supposed to choose this option for an increase in performance. The building is first necessary for human beings to perform their different types of personal and professional works. On the other hand, different construction organisations have adopted strategy and manufacturing plans as per their profitability and made building apartments more attractive so that consumers are attracted to buy a flat in those apartments. Besides, the tenant and construction organisation must consider the below recommendation for the development of commercial and residential apartments:

  • The solar system must exist in buildings that should assist tenants as well as construction organisations. As result, the operating cost of building is reduced by nearly 52% as compared with Prius maintenance of organisation. On the other hand, construction organisations require to invest more investment in development of buildings as solar panels are an extra cost that is implemented in buildings. Nevertheless, once this step is adopted by the organisation, operating cost is reduced.
  • The construction organisation may implement HVAC systems in apartments as well as buildings. That assist apartments to maintain a normal temperature in apartments as well as not affect nature too much. Nevertheless, this system exists in only commercial apartments residencies apartments are also required to implement this system in their apartments as a result the charges per head is low as compared with the AC charge of individual flat. This step is also to improve the sustainability of buildings and apartments.

Conclusion

On the basis of the whole analysis, it has been concluded that the management of Westcliffe apartment has a prime objective to meet minimum building regulations requirements. Furthermore, through opting various recommendations provided in this study it can be concluded that the overall sustainability of can is enhanced. Apart from this, based on the whole study it can be further concluded that the implementation of solar shedding increases the comfort of business. In the end, it can be concluded that implementation of the whole recommendation enables the management of Westcliffe apartment to increase the sustainability of a building.
